Western Colorado Buyer Brokers work's exclusively for the Buyer, buying land, lots, homes, ranches and commercial properties in Pagosa Springs, Colorado and Archuleta County. Once you decide to let us help you find that particular piece of property we will need to get a signed contract between you and Western Colorado Buyer Brokers letting us work exclusively for you. Our fiduciary duties are to you the Buyer making sure that your interests are represented at all times. We only get paid when we find something you want to buy and you are completely satisfy and close on the property, then we get paid at closing from the listing side's commission which is split between the Selling and Buying agency. If for some reason Western Colorado Buyer Brokers find something that is not listed (for sale by owner) and this piece of property goes under contract between you and the seller our commission is usually split between you and the Seller at closing. Establish timetable to determine if now is the right time to buy property. (a) winter is better then summer because winter we do not get the traffic that we do during the summer and some Seller get highly motivated to sell which means prices are negotiable. 3. Locate and show potential properties, where we obtain properties from. (a)-Multi listing service (we are members of the board of REALTOR) (b)-For Sale By Owner Properties (c)-Advertising-Letter of Inquiry (d)-Unlisted property in our own property management portfolio. Provide financing options and recommend lenders. 6. Explain purchase documents and all required disclosures before making final decisions 7. Prepare property value study and recommend offering price. 8. Keep Buyer's price intentions confidential. 9. Manage due diligence between contract and closing 10. Represent and assist the Buyer in coordinating the closing details. |
